Introducing the Boulevard Gardens NORC Program! 

Mission Statement 

Selfhelp Community Services, is a not-for-profit organization dedicated to maintaining the independence and dignity of seniors and at-risk populations through a spectrum of housing, home health care, and social services and will lead in applying new methods and technologies to address the changing needs of its community. Selfhelp will continue to serve as the “last surviving relative” to its historic constituency, victims of Nazi persecution. 

Naturally Occurring Retirement Communities (NORCS) 

Selfhelp’s Naturally Occurring Retirement Community programs (NORC) operate within an established housing community where a large concentration of the residents are seniors. Our NORC programs provide easy access to a wide array of supportive services that meet the needs of seniors who are 60 and up. 

These services include: 

Social Services 

  • Application assistance for Medicaid, senior rent-freeze programs, energy savings programs and more. 

  • Information and referrals for community resources including meals-on-wheels, bill paying assistance, homecare, etc. 

Healthcare and Wellness 

  • Nurse on site 

  • Health lectures and health screenings 

  • Exercise classes 

  • Caregiver support groups 

Education and Recreation Programs 

  • Discussion groups, reading groups, special events, and more 

  • Seasonal musical concerts 

  • Volunteer opportunities available for individuals of all ages! 

Subsidized Services 

  • Housekeeping, personal emergency response systems, and transportation for medical appointments

UPDATE: Trees on property

November 5, 2021

Dear Residents,

Several trees around the property will be removed beginning Monday, November 8, 2021, and continue for the next two weeks. The Board is following the advice of Whitney Lewis from Bartlett Tree Experts, an ISA Certified Arborist who also holds an ISA TRAQ (Tree Risk Assessment Qualification Qualification) for evaluating tree risk. Whitney highly recommends taking these actions for the safety of all residents for these reasons:

  • The White Pine is listing/leaning towards the building. At a previous unknown severe weather event this tree’s root system became compromised and the tree uprooted partially. Since the previous event the tree has also grown much larger and will continue to grow. It isn’t possible to predict when the tree would fail but the risk increases each season as it grows and is susceptible to wind and or snow and ice events.

  • The Norway Maples are suffering from girdling roots with a deformed buttress root collars and Phytophthora Bleeding Canker (a visual sign of bleeding cankers on the main trunk which is evidence of Phytophthora Root Rot below grade). These trees are showing advanced signs of decline in the upper canopy with poor leaf output. More concerning is the signs of root rot with the deformed bases of the trees. Mature trees with long periods of internal decay and rot are highly prone to failure in wind and or snow and ice events. There are also trees with visible hollows and open wounds with rot and decay.

These trees will be replaced by new varieties, which will bloom during the spring and early summer.  We look forward to the new additions to our unique landscape at Boulevard Gardens.

It is my pleasure to inform you that we have retained the services of Slicktext, an SMS software platform.  This software will give us the ability to distribute information to you quickly and more efficiently, through text messaging.

Shortly, we will be sending out text messages to everyone who has a cell phone number on file.  If you are interested in receiving these text messages, please contact the management office to confirm that we have an updated telephone number for you.  Once you receive the first text, if you do not want to receive further text messages, just enter “Stop” and you will no longer receive them.  However, I am hoping that most of you will avail yourselves to this service as it will help us share Boulevard Gardens Community information quickly.

Laundry Room Upgrades and Schedule

Our contract with CSC Service Works has expired, and the Board of Directors has decided not to renew with them. After reviewing proposals from five different laundry vendors, the contract was awarded to Hi-Rise Laundry.

Each laundry room will be upgraded with new equipment, tabletops, carts, ceiling fans, and new card systems that will allow you to add value to your cards, with cash, debit card, or credit card. Each apartment will get one FREE card with $10.00 value added. 

Please find, listed below, the closure dates for each laundry room’s upgrade. The laundry rooms will be upgraded one at a time, so that you may use the remaining three (3) laundry rooms during the upgrade process. 

  • “F” Laundry (30-15/30-31 Hobart Street) …. Closed July 12–21

  • “B” Laundry (30-51/30-69 Hobart Street) …. Closed July 26–August 4

  • “J” Laundry (55-23/55-25 31st Avenue) …. Closed August 9–12

  • “E” Laundry (51-36/51-34 30th Avenue) …. Closed August 23–September 1

We apologize for any inconvenience that these temporary closures may cause you. However, we look forward to new equipment, an upgraded room, and better service.

Election Report

Honest Ballot, LLC engaged by Boulevard Gardens Owners Corporation, to supervise the election of the Board of Directors.

In accordance with the by-laws of the Corporation a Quorum representing the majority shares is required for the Election to be certified.

  • Proxies received: 101 = 27,251 shares

  • Online votes received: 236 = 51,034 shares

  • Telephone votes received: 26 = 5,656 shares

130 Shareholders Attended the Annual Meeting via zoom of which 4 Shareholders representing 756 shares did not vote and were added toward quorum and 126 attendees for the zoom annual meeting were already voted and were previously counted toward quorum.

Units represented 397 = 84,697 shares (47% of the corporation).

Honest Ballot determined that 90,875 shares were needed to be represented for Quorum.

Honest Ballot confirms that a quorum was not reached.
